Throughout their career, our team has completed more than $20 billion in real estate transactions, including acquisitions, development, repositioning, leasing, capital raising, mergers and acquisitions, leveraged buy-outs and portfolio recapitalizations.
Most recently, Livingston’s top executives have acquired or developed a portfolio of real estate investments in excess of $700 million, while also successfully completing more than $250 million of dispositions.
Peter Scola is a leading executive in the commercial real estate and finance industry in the United States. He has completed more than $20 billion in real estate transactions over the course of his career to date. His experience includes direct equity investment, mergers and acquisitions, joint venture structuring, capital raising and asset repositioning. Additionally, Peter has significant financial services and equity and debt capital markets experience. This experience affords Peter a unique perspective on the total lifecycle of an investment as well as its capitalization.
Most recently a senior executive of Cantor Fitzgerald & Co and co-founder of Cantor Commercial Real Estate L.P., Peter has held executive positions with Bank of America, Fitch Ratings, Merrill Lynch, and Wells Fargo Securities, and has worked with major clients such as The Blackstone Group as well as several public and private real estate investment trusts. Peter has also built a personal portfolio of real estate investments that are predominantly value-add acquisitions.
Peter holds a degree in international business and finance from American University in Washington, D.C., where he received several academic awards and scholarships. He has also served as a guest speaker for Master’s level real estate programs at Columbia University, NYU and UNC–Chapel Hill.
Joseph L. Fox
Joe Fox is a successful real estate investor with more than 30 years of real estate experience including acquisition, asset management, disposition, structured finance, and complex joint venture structuring experience.
Joe is the co-founder of Shelbourne Capital LLC, an opportunistic real estate investment firm that focuses on thematic investment in the commercial real estate sector. Joe successfully focused the firm on several opportunistic investments and accumulated more than $700 million in assets since its inception. These strategies include housing, healthcare and hospitality.
Joe began his career with CBRE focusing on highly complex and large-scale transactions. He served in senior leadership roles at Pitcairn Properties, where he led capital raising and joint venture structures. After Pitcairn, Joe was named head of global real estate acquisitions at a Dublin-based private equity firm. Throughout his career, Joe has led more than $1.5 billion of real estate investments.
Joe is a graduate of St. Joseph’s University in Philadelphia, PA.
Brian J. Krill
Brian J. Krill is the Chief Financial Officer of Livingston Street Capital, LLC and brings more than 15 years of accounting and finance experience with a significant focus on the commercial real estate sector. He is responsible for the oversight of all aspects of the company’s accounting and financial management. Additionally, Brian leads strategic initiatives at the company including working on the creation of new investment offerings.
Brian joined Livingston Street Capital in July 2018 from Brandywine Realty Trust (NYSE: BDN), a publicly listed real estate investment trust with a market capitalization in excess of $2.6 billion. He served as Director of Property Accounting and was responsible for all property-level accounting and reporting aspects of a 25 million square foot office portfolio.
Prior to joining Livingston Street Capital, Brian was the Vice President – Fund/Property Controller at KTR Capital Partners, a private equity real estate company that specialized in industrial real estate. In that role, he was responsible for property accounting, budgeting, financial reporting, tax and cash management for the 60+ million square foot industrial portfolio. The company’s portfolio was sold to Prologis for an aggregate purchase price of $5.9 billion.
He began his career as an auditor for Ernst and Young primarily servicing financial service clients.
Brian is a graduate of Villanova University where he received a B.S. in Accountancy. In addition, he obtained his CPA certificate.
Jason I. Zisser
Jason Zisser has 30 years of comprehensive real estate experience spanning property-level operations and financial management, acquisition due diligence, financial structuring and analysis, investment strategy formulation, asset management, and investor relations.
Throughout his career, Jason has worked on behalf of numerous private equity real estate investment firms, a housing consulting firm, and institutional property management firms.
Jason holds a master’s degree in finance and real estate and a bachelor’s degree in urban studies and economics from Temple University.
Janessa M. McCracken
Janessa M. McCracken has 15 years of client service, general administrative experience and operational management experience. She is responsible for the coordination of Livingston Street Capital LLC’s investor services as well as other general marketing and organizational responsibilities. She works on the daily management of investor closings and requests as well as facilitates other communication with existing investors and their representatives. Janessa’s responsibilities also include coordinating some of the firm’s strategic vendor relationships.
Prior to joining Livingston Street Capital, LLC Janessa was an account executive and operations coordinator for Peninsula Excess Insurance Brokers, a commercial insurance agency. Her responsibilities included the customization of specialty insurance programs for owners across various businesses throughout the United States. Janessa was responsible for multiple aspects of the firm’s daily operations as well.
Janessa holds a degree in Business Administration with a concentration in Organizational Management from Gwynedd-Mercy University.
Robert A. Fox
Bob Fox has extensive and multifaceted experience in real estate investment brokerage. He is highly proficient in the evaluation, acquisition, redevelopment and disposition of all asset classes related to commercial real estate.
Bob has also been integral in numerous lease transactions on behalf of owners and tenants focused mainly in the Northeastern U.S. He has advised or represented institutional and high-net- worth clients on more than $300 million of commercial real estate transactions.
Bob is focused on relationships with investment sales professionals throughout the United States. He works on all asset classes with a specific emphasis on healthcare, mission critical and strategic uses.
